When time comes to create a listing for your timeshare the most important factor is to set a realistic asking price. Once you are done with your research you will have three values that will help you determine the final asking price for your timeshare property.
Obtain Resort Pricing:
Timeshares are unique in a way that theres no such thing as a “Used” timeshare – used ones are as good as brand new. Does that mean that you can ask as much as an identical property is selling for at the resort? Hardly. Resorts offer financing, incentives and most importantly they have sales people that ensure that the would be buyer does not get the opportunity to shop around for a better deal. Resorts spend a great deal of money and effort to “bribe” tourists into attending their presentations. Most of the attendees are “first time buyers”, which makes them highly susceptible to buying. Thousands of dollars are spent on marketing and incentives and in some cases up to 30-50% of the purchase price of the timeshare are marketing expenses. Unless you have the skill and the resources to host your own high pressure sales presentation to sell the property the same way the resorts do we suggest taking all of the above into account when determining the resale price.
Comparable Property Listing Research:
One of the ways to determine a realistic asking price for a timeshare resale is to look at similar property listings online. Use caution while utilizing this way of pricing your property. Over the years the internet has become a junkyard of fake, old and absurdly priced timeshare resale listings. Be sure that whatever online resource you are using to look for comparable property listings is a trusted brand and has current listings that are removed once properties sell. Stay away from websites that have identical or similar properties priced too high, too low or too far apart, discard any data from that source and move on to the next one.
Online Timeshare Valuation Tools:
Online timeshare valuation tools can be a great convenience when pricing a timeshare for resale. They get their data from government agencies that register timeshare transfer paperwork and have years of factual resale numbers. Keep in mind that the unique amenities of your unit, special contract arrangements and other factors can add or subtract from the generic values you receive from these services.
